How to read the results
As-is LTV compares the requested loan with current value. Loan-to-cost compares it with purchase or payoff plus renovation. Loan-to-ARV compares it with the unverified future-value assumption.
Cash or equity gap shows total entered basis and rehab minus requested loan. It does not include all closing, reserve or initial draw needs.
Modeled margin subtracts entered project costs, full-term simple interest and points from ARV. It deliberately does not call the result profit.

What does this hard money calculator estimate?
It estimates leverage ratios, an equity gap, monthly interest-only payment, simple term interest plus points and a modeled project margin from the values you enter.
Is the result a loan quote?
No. It does not verify property value, ARV, eligibility, cost, pricing or lender approval.
What is loan-to-cost?
In this model, LTC equals requested loan divided by purchase price or payoff plus renovation budget.
Why can the project margin be misleading?
It excludes sale commission, transfer tax, many closing and operating costs, draw timing, overruns and market changes. It is a sensitivity—not a profit forecast.
